Appliance Maintenance Records for NJ Home Sellers
Build a model-specific appliance checklist, check recalls and document service before listing without inventing lifespans or repair prices.
Make an appliance inventory before buying parts
List each appliance included in the proposed sale. Record its brand, model, serial number, location, installation date if known and the source of that date. An estimate from a previous owner should be labeled as an estimate. Add the manual, warranty and last service invoice to the same folder.
Search the exact model in the CPSC: product recalls and safety warnings database. If a recall applies, follow that notice’s remedy and use restrictions; a routine cleaning does not resolve a recall.
Use the model manual as the maintenance schedule
- Dishwasher: Check whether the model has a user-cleanable filter, how it is removed and how it must be reinstalled. Whirlpool explicitly directs owners to model-specific instructions. Whirlpool: dishwasher cleaning and filter care.
- Refrigerator: Find the prescribed care for filters, seals and any owner-accessible components. Do not pull a built-in unit out simply to copy an online cleaning routine.
- Washer and dryer: Record unusual operation and follow their own cleaning instructions. Arrange service for a leak, damaged connection or persistent performance problem.
- Range and other installed equipment: Separate cosmetic cleaning from repairs involving wiring, gas or installation hardware. Use a qualified service provider for the latter.
Check the power arrangement without opening equipment
USFA advises connecting major appliances directly to suitable wall outlets rather than extension cords. Do not ignore damaged cords or compensate for a loose outlet with a different adapter. USFA: appliance and electrical fire safety. If the installation seems unsuitable, stop using affected equipment and seek professional guidance.
Turn observations into a service request
Describe what happened, when it started and whether it repeats during a particular cycle. Include photographs of the accessible model label and any error display. Ask the technician to distinguish the diagnosis, work completed, parts replaced and anything still unresolved.
For sale preparation, identify what conveys, what is excluded and what has not been repaired. Discuss the contract and disclosure treatment with your agent and attorney. A service receipt does not establish remaining lifespan, and a new appliance is not automatically the most sensible pre-listing purchase.
Questions about this checklist
Should every dishwasher filter be cleaned the same way?
No. Models differ. Follow the manufacturer’s instructions for that model, including whether the filter is owner-serviceable and how it is secured.
Does a service receipt prove an appliance will pass inspection?
No. It documents the work described on the receipt. It does not guarantee future operation or the findings of a separate inspection.
