Fall Curb Appeal in NJ: A Ground-Level Showing Checklist
Walk the same route a visitor will take and make the entry easy to find and use.
Inspect the approach before adding decorations
Start where a visitor would arrive and walk to the front door. Note the address visibility, ordinary walking route, loose objects and anything requiring a repair assessment. Photograph the route so you can compare the finished preparation with the starting point.
Work from ground level. This checklist does not include roof, ladder, electrical or tree work. If you observe damage, a failed light or an unstable branch, arrange an appropriate professional evaluation rather than trying to solve it during a showing reset.
Make a short exterior task list
- Approach: Remove movable clutter from the route and place bins and tools in their normal storage areas.
- Entry: Check that the door can open normally and the mat lies securely. Keep decorations out of the doorway.
- Address: Confirm visitors can identify the property without publishing access codes in listing photos.
- Visible condition: Record peeling finishes, damaged surfaces or drainage concerns for follow-up. Do not conceal them with staging.
- Photographs: Choose a view that accurately shows the approach and condition. Move temporary household items instead of digitally hiding permanent features.
Plan for leaves and local collection
Check your municipality’s current yard-waste instructions, permitted containers and pickup schedule. Do not copy a neighboring town’s rules. New Jersey DEP advises keeping leaves and other yard debris out of storm drains and waterways. NJDEP Clean Water NJ guidance.
Keep collected debris where local rules allow it, away from the visitor route. Conditions can change after a windy or wet day, so recheck the entry before appointments. Do not assume that a cleanup completed for photographs will remain sufficient for later showings.
Use a small, maintainable display
If you want seasonal decoration, choose a limited arrangement that does not cover the address, obstruct the door or create an obstacle. Use containers suited to the location and keep them stable. Decoration is an optional styling choice; this guide does not claim it increases offers or protects a sale price.
Before buying plants, decide who will maintain them while the home is listed. Keeping an existing simple entry in good condition may be more manageable than adding items that need frequent attention.
Repeat the visitor walk on showing day
Check the approach, entry and door operation again. Confirm any agreed lighting is functioning and notify your agent of unresolved access or condition issues. Put a reminder with the broader fall home-preparation list so exterior presentation and maintenance receive separate attention.
For a property-specific preparation plan, talk with Jorge about the home’s condition, your timetable and which tasks can reasonably be completed.
Common questions
Do fall decorations increase a home’s sale price?
No price effect is established here. Treat decorations as optional and prioritize an accurate presentation and an unobstructed approach.
Where should I put leaves before pickup?
Follow your municipality’s current collection rules and keep debris out of storm drains and visitor routes. Rules and pickup dates can differ by town.
