Give the method its proper credit

KC Davis’s Five Things method organizes a room into trash, dishes, laundry, things with a place and things without a place. It is a way to make tidying less overwhelming, not a real-estate pricing strategy. Davis explains the categories in her KC Davis: Five Things method explanation. Her KC Davis: functional home-care resources emphasize a functional space rather than a moral judgment about cleanliness.

Try one category at a time

  1. Trash: Collect ordinary waste. Set aside medicines, chemicals or sharps for their proper disposal routes.
  2. Dishes: Gather them into the kitchen so the room can be reset; washing them can be a separate task.
  3. Laundry: Put used textiles into a hamper rather than starting multiple loads mid-sort.
  4. Things with a place: Return items to their usual storage.
  5. Things without a place: Choose a destination or a labeled temporary decision box.

These are a brief summary of Davis’s categories. The showing checklist below is this guide’s adaptation, not an endorsement by Davis.

Add a showing-specific check after tidying

Walk the route from the entry through accessible rooms. Secure personal documents, medicines, valuables and spare keys. Move temporary boxes out of walking paths and make sure doors operate normally. Keep the household’s essential daily items accessible; do not pack medication or needed equipment simply to empty a counter.

Then check actual cleaning needs: food residue, dirty sinks, used towels and floors. Tidying makes surfaces accessible, but moving objects does not clean or disinfect them. Plan repairs separately and tell your agent about unresolved issues.

Leave a clear stopping point

Choose one room or one category if the whole home feels unmanageable. Write the next task on the decision box so another person can help without guessing. Finish with a usable path and supplies put away. Avoid setting a five-minute deadline merely because the method has five categories.

After the showing, empty temporary storage and return daily essentials. If repeated showings are difficult, discuss workable notice and scheduling with your agent. A sustainable routine is more useful than a promise of a spotless home every day.

Practical questions

Did Jorge create the Five Things method?

Is tidying the same as cleaning?

No. Sorting and putting things away clears access. Dirt removal, laundry, repairs and any needed disinfection are separate tasks.
