Choose a credible workspace

Use a room or corner where a desk and chair fit without obstructing ordinary movement. Describe it accurately: a furnished workspace does not establish that a room is a legal bedroom or an approved business use. Verify any listing classification with your agent rather than renaming a space for marketing.

Take a photograph from the entry and note what is actually included in the sale. A laptop and desk are styling choices unless the agreement says otherwise. This guide offers a presentation checklist, not evidence that an office increases the sale price.

Check the setup while seated

Sit at the desk, pull the chair back and walk behind it. Check whether drawers open, the door moves freely and a second person can pass as needed. Record usable dimensions instead of relying on a wide-angle photograph.

NIOSH recommends considering light, noise and comfort in a home workspace, including glare and a supportive seated setup. Use those ideas to identify an awkward arrangement; staging is not an individualized ergonomic assessment. NIOSH: working from home.

  • Check the screen position in daylight and with the room lights on.
  • Use a stable desk and chair that fit the person demonstrating the space.
  • Make storage accessible without moving the whole workstation.
  • Keep cables away from walking routes and follow equipment instructions.

Document connectivity carefully

Check the address in the FCC National Broadband Map. Its entries reflect provider-reported availability and can be challenged for inaccuracies. Confirm installation options and plans directly with a provider.

Do not present map availability as a guarantee of indoor Wi-Fi coverage, delivered speeds or service for a buyer. If discussing an existing wired connection, identify what you have actually verified. Leave account numbers, passwords and private network details out of public photographs.

Prepare a repeatable showing reset

Close confidential documents and clear personal information from screens, calendars and whiteboards. Put loose work materials in a designated container you can retrieve afterward. Leave enough ordinary equipment to show the desk’s scale, but avoid an arrangement that conceals an outlet, damage or a blocked door.

After the appointment, return the area to its daily use. A workable reset is more useful than a picture-perfect setup you cannot maintain. For furniture arrangements outside the workspace, see the living-room layout checklist.

Common questions

Can I advertise any spare area as a bedroom or office?

Describe the actual use and features, and verify applicable room classifications before publishing them. Placing a desk in a space does not establish a legal bedroom.

Does broadband map availability prove the home has fast Wi-Fi?

No. Confirm service options with the provider. Indoor wireless performance also depends on the equipment and the home’s layout.
