Broker Compensation (use your written agreement)
In New Jersey, broker compensation is fully negotiable and not set by law. It may be paid by the seller, buyer, a third party, or through compensation shared between brokerage firms; the applicable written brokerage services agreement controls the amount and method. See NJDOBI Bulletin 24-11. This calculator accepts either a percentage or flat dollar amount and does not insert one for you.
Estimated NJ Realty Transfer Fee
The calculator applies the published NJ Division of Taxation RTF schedule to the sale price you enter. The State lists consideration below $100 as exempt. The final fee can depend on deed consideration, property classification and another full or partial exemption, so treat this line as an estimate and confirm it with the settlement professional.
Attorney Cost, If Retained
NJDOBI's consumer guide explains that a contract prepared by a real estate licensee contains an attorney-review clause and that, if you choose to consult an attorney, counsel may propose revisions or disapprove the contract during that period. The calculator supplies no attorney requirement or price; enter an agreed amount only if it applies.
Mortgage Payoff (Exact dollar amount)
Your loan balance at closing, plus a per-diem interest charge through the closing date. Request a payoff statement from your lender when you go under contract.
Property-Tax Settlement Adjustment
The CFPB Closing Disclosure rules show seller-side adjustments both for items the seller paid in advance and items unpaid by the seller. Copy the amount and whether it is due from or due to the seller from the transaction's settlement figures; the contract and closing documents control.
Other Transaction Costs
Property-tax adjustments, municipal or association charges, title-related items, credits and other costs depend on the transaction. Enter the seller debits and credits shown in your documents; the calculator does not assume a proration period or miscellaneous amount.
GIT/REP Estimated Gross Income Tax Payment
The NJ Division of Taxation's GIT/REP FAQ states that a GIT/REP form is required to record a deed. A nonresident seller must make an estimated Gross Income Tax payment unless a seller's assurance applies. Which form or assurance applies depends on the seller and transaction. Enter only an amount confirmed for your closing. Any later credit or refund depends on the required filing, the seller's actual tax liability and Division review.
Estimated NJ Graduated Percent Fee
The same Division of Taxation source states that this supplemental fee applies to certain property classes when consideration exceeds $1,000,000 and describes exemptions. The calculator applies the published rate to the sale price as an estimate:
- Over $1,000,000 through $2,000,000 — 1% of the full price
- Over $2,000,000 through $2,500,000 — 2%
- Over $2,500,000 through $3,000,000 — 2.5%
- Over $3,000,000 through $3,500,000 — 3%
- Over $3,500,000 — 3.5%
Property classification, deed consideration, exemptions and transaction timing can change the result. The State identifies the seller as statutorily responsible, while its current Graduated Percent Fee guidance notes that parties can apportion or shift the payment burden in contract negotiations. The calculator deducts the estimate only when you select “Confirmed applicable and charged to seller” above. Until then, it shows a possible fee without deducting it and labels the displayed net accordingly.
Limits of This Tool
This worksheet does not calculate capital gain, tax liability, GIT/REP eligibility, a refund, legal obligations or final closing figures. It provides general planning information, not tax or legal advice.
