Where to Get the Amounts

The CFPB explains that a Loan Estimate shows estimated loan terms and closing costs after you apply. Before closing, compare it with the Closing Disclosure, which provides the final mortgage terms and costs. Ask the lender or settlement agent to explain discrepancies.

Legal Review Is a Choice

According to NJDOBI's home-buying guide, a contract prepared by a real estate licensee contains an attorney-review clause. During that period, if you choose to consult an attorney, the attorney may propose revisions or disapprove the contract. Whether to retain counsel and what it costs are personal, provider-specific decisions, so this worksheet leaves that field blank.

Provider Charges and Prepaids Vary

Title, settlement, lender, inspection, appraisal, recording, insurance, prepaid and escrow amounts depend on the property, loan and providers. Enter the actual estimates or quotes you receive rather than relying on a sitewide percentage.
